mentioned here. You never know what problems you
will face in your self
build but the most important thing is to perform good
planning in advance and don't be afraid to get help from
the experts
when you have to.

Issues with Planning Permission
It is not necessarily difficult to
find a suitable piece of land but problems often lie
in
getting planning permission. Constantly changing plans in an
effort to get planning
permission can be costly and will
cause delays to the project. Planning permission
has an expiry
date and if you are not at the foundations level of the
project by the
time this permission expires you will have to reapply
for it again.
Running Over Budget
Many projects run over time and
over budget and the chances of these occurring increases
if the self-builder has little
knowledge or prior experience of a
building project. Running over budget may also
occur if overspending occurs;
changes are made; unforeseen
problems are encountered; the project plan is not drawn up properly;
the budget is not
readjusted as
time goes on or if the project is managed inefficiently. If the
self-builder is not organised, resources may
be used uneconomically and
unnecessary costs incurred.

For example, if
scaffolding has been hired, every sub contractor who needs scaffolding
for his
or her work should be scheduled to work around
the same time. Otherwise money will be
wasted unnecessarily on the
hire of scaffolding.
Surcharges
When dealing with sub contractors
there is the danger that the self-builder will look for
quotes on an incomplete package
and as a result will not get quoted
for the exact job that needs to be done.
