self-build market. Previously, people built their
own
houses because they couldn't afford to buy but in more recent times,

are self-building for different reasons.
There are two main issues that make
self-building an attractive prospect for many people.
Firstly, self-builders have freedom
of choice regarding location, house design and house
specification.

location of their house and then select a piece of land
that
matches these conditions most closely. The type of
house that the owner would like can also be a personal
choice.

self-building, the homeowner is not limited to a
specific house plan - the building can be designed based
on the
builder's ideas and individual needs. Planning
permission however does place some restrictions on
designs.

Self-builders can decide what aspects of their new house
they would like designed to a higher specification or
they
may
want to implement the latest design techniques. For
example some people might want increased
functionality like central vacuum systems or under floor
heating. Innovation can also be applied internally
through
maximum utilisation of space.
Secondly, it
is more affordable to self-build your dream home in your
chosen location than to build one with a similar
specification. It is also suggested that after
construction the value of self-build houses can be up to
25% greater than the
cost of the
entire self-build project including the cost of the
land.
