 Project Management Part Four - Labour Only Sub Contractors

 

Labour Only SubcontractorsBricks

 

Some contractors can be employed as labour only whereby you are responsible for supplying the

materials.  The self procurement route varies according to the level of assistance the self

builder requires.  In general, however, this concept can be applied quite well to materials that

are readily available through numerous suppliers such as block laying, plastering, ground works

and so on.  Find out from each labour only sub contractor, what materials they will require at the

pre contract meeting and get quotes for these materials from four suppliers. 

 

Avoid Procuring Special/Expensive Items

 

Avoid buying special/expensive items - try and get these tied into the relevant sub contractors contract for the following

reasons:

 

:: Subcontractor is responsible for supply and fit

:: Subcontractor is responsible for the operation of equipment i.e. guarantee/warranty - easier for after sales repair

and maintenance.

:: Subcontractor is responsible for the safety of materials on site

:: There should be less wastage because the sub contractor is less likely to abuse materials if he/she is supplying them

 

Operate a Clerk of Works Procedure

 

If you choose to supply your own materials, operate a clerk of works procedure - that is measure quantity of materials from

plans and only order the required amount plus wastage of between 5% and 10%
