Finding Land

Once you know what your budget is,
you can decide how much you can afford to pay for the
site.
There are various ways you can find land but the most
popular ways are through:
:: public auctions
:: estate agents
:: onsite
advertisements
:: private sales
Please Note: Your land
should be secured before you make any design plans because you
will need to allow for factors such
as drainage, soil condition,
landscape and
building restrictions in the area.
Site Requirements
You should have an idea about what
you want from your site. Peoples requirements
differ but factors to be considered
include

:: size
:: location
:: direction
:: aspect
::
views
:: local transport
:: infrastructure
:: proximity to villages/towns/cities
:: local facilities

Site Preparation
Preparing a site for construction
can have a big impact on the cost of a house.
When
you are considering a piece of land you should find out what site
preparation will need to be performed. Watch
out
for things like whether you will have to do a lot of grading, clear tress and
blast through rocks. You should also check to
see
if it's a fully serviced site and it has got outline planning permission before
making an offer.
Listed Buildings
Ensure that if there is a building
already on the site that it is not listed. Listed
buildings have restrictions on them and you
may not be able to renovate them as
you wish.
