Small details in house design can make a big difference to price.  Bathrooms

and kitchens often work out to be the most expensive rooms in the house so

you will have to allow for these in your budget. 

 

 Other factors affecting cost include:

 

 :: the number, quality and size of windows

 :: the height and design of ceilings  

 :: the shape of the house - rectangular/box and dome shape  houses cost less

     to build.  The more angles and corners there are, the more expensive

     materials and labour will be

 

 

If the house is well sited such as facing south and well landscaped, you will save money by having it better sheltered, retain

more heat and use less energy.

 

Top Tip:

 

The cost per square foot of building a small house is often greater than building a larger one as expensive items are spread

out more over the square footage.  It is also cheaper to build a two storey house than a bungalow with the same square

footage because the roof area and foundation are larger in the bungalow.  Plumbing and ventilation are also more compact in

a two storey house.
