 What is Self Building?

 

Self-building is the process of privately constructing a house including finding land, designing the house and having it built. 

There are various ways of managing a self-build project and each individual should decide which route is more suited to them

based on their personality type and knowledge of the industry.

 

1) The Self Builder Physically Builds the House

 

In option one the self-builder manages and physically builds much of

the building themselves. 

 

2) The Self Builder is the Project Manager

 

In option two - the self-builder does not build the house but is

the project manager - responsible for the entire project from beginning

to end.  As project manager, the self-builder is on charge of the

day to day running of the project and ensuring everything is on

target and going to plan. 

 

These two options should be approached with care and should really only be adopted by someone who has good knowledge

of the building industry.

 

 3) A Professional Manages the Project

 

 In option three - the self-builder can approach a professional from the building industry

 to run the project.  The professional would generally be responsible for areas such

 as developing a plan, costing it, getting quotes from sub contractors, selecting

 sub contractors and ensuring the plan and budget are adhered to. 

 

 4) A Main Building Contractor Undertakes the Building

 

 Option four entails hiring a contractor to undertake the entire building project once the

 plans have been drawn up by an architect and planning permission has been granted.

 The self-builder has little involvement in the building process.   

 

5) Collective Self Building

 

Option five is not very common but involves collective self-building whereby a group of people pool their knowledge,

expertise and resources together for their self-build projects. 

 

A Note on Procurement

 

In self-building you can organise procurement of materials yourself or have each sub contractor provide his or her own
